Buy your home
We are a charitable housing association and our tenants do not
have a legal 'right to buy'. However, we run a voluntary sales
policy using the right to buy rules. These rules are extremely
complicated and the following is only a summary. If you do not know
what your position is, or if you have any questions, please ask us
for advice.
Rights and responsibilities
If you are an assured tenant, you cannot buy your home under
right to buy rules. However, you may be able to buy under other
rules - see below.
If you are a secure tenant, you can buy your home under the
right to buy rules unless:
- you live in a property that used to be owned by Elmdale Housing
Association;
- you live in 'sheltered' housing where there is a resident
manager;
- we have designed or adapted your home to make it suitable for
people who are elderly or have a disability;
- the county court has issued a possession order against you;
or
- you are bankrupt.
If you think you can buy under right to buy rules, and want to
know more about it, please ask for our information booklet.
If you live in a property which we built or bought after March
1997, you may be able to buy that property and receive a grant to
help you do so. Again the rules covering this are very complicated.
Some types of property are not eligable and the amount of grant you
will receive may vary. If you want to know more, please ask us for
advice.
We advise all tenants who are
considering buying their homes to get independent
surveyor reports.
It is also important to consider the costs that are involved in
buying your home. In addition to the purchase price there are
other one-off costs involved with the sale, as well as ongoing
costs in the future, such as maintenance.
