Improvements

You have the right to improve your home, but you must ask us first. By 'improving' we mean any alteration or addition to the structure, fixtures and fittings, and any decorating outside the property. Examples of improvements include putting in a new sink, putting up a TV aerial or satellite dish or building a new shed.

We will not refuse to give you permission to make improvements unless we have a good reason, but we may attach conditions. The following are some examples.

  • You must do the work to a proper standard.
  • A person with appropriate qualifications must do the work. In some circumstances you may have to use a contractor of our choice.
  • You must get any planning permission and buildings regulation approval that you need.
  • If you alter the property or add to it, you must leave the property so that it is not without any essential service and it is not damaged in any way when you move out.
  • If you add anything like a shed or central heating, you will be responsible for looking after it.

We will not put your rent up because of any improvements you make. Before doing any work, you should be sure:

  • that we have approved it;
  • whether there are any conditions;
  • who will be responsible for maintaining the improvement; and
  • who the improvement will belong to if you leave. If you are in any doubt, please ask us.

Please remember that if you do any work without our permission, we may need to return the property to its original condition and you must pay for this.
