How your rent is set
This depends on whether you are a secure tenant
or an assured tenant. Both the timing of rent reviews and the way
they are carried out come under different legal controls.
For secure tenants, a maximum rent is set by the Rent Service.
This maximum is called a 'fair rent'. The Rent Service reviews the
fair rent every two years. Up to three months before the review
date, we will ask the Rent Service for a review. The Rent Service
will axk for your comments. They will sometimes ask to visit your
property.
We set the rent for assured tenants at the beginning of your
tenancy. We aim to set rents that people with low incomes can
afford. A lot of our tenants are in low-paid jobs, or are
unemployed or retired and receive Housing Benefit.
The rent payable by a secure tenant will not be more than the
assured rent for the property.
We set the rent using a formula which takes account of average
earnings in the area. the size of your property and its value. We
have a leaflet which explains how this formula works and how you
can appeal if you think we have applied the formula unfairly.
