Caring for your property

We expect you to take care of your hme and to make sure that people who live with or visit you do not damage the property.

You must do any repairs needed, or replace anything that needs to be replaced, because you or anyone else has not taken proper care of the property or has neglected or damaged it.

If you do not do the repair within a reasonable time, or we have to do the repair urgently to protect the structure of the property, we will do the work and charge you for it.

Your responsibility to take care of your home involves more than just making sure no damage is caused to the property.

Your responsibilities

  • You must keep the inside of the property decorated to a reasonable standard (but you are not responsible for the inside if we have damaged the decorating while doing repairs).
  • You must keep the property clean and tidy.
  • You are responsible for the cost of repairing or replacing any part of the property which you damage through neglect, or through deliberate or accidental damage.
  • If you have a private garden, you must keep it tidy.
  • You must repair or replace everyday items such as fuses, curtain rails, toilet seats, light bulbs, plugs and chains for sinks, baths and basins, handles on doors inside your home, and so on.
  • If necessary, you must refit doors inside your home so they open and close properly (for example, after having new carpets).
  • You are responsible for looking after and replacing your door keys.
  • You must repair minor cracks in plaster.
  • You must clear inside waste pipes if they get blocked.
  • You must keep in good repair and working order any equipment you have fitted for supplying gas, water and electricity.
  • You are responsible for pest control inside the property or in a private garden (contact your local authority for advice).
  • You are responsible for sweeping any chimneys to open fires.
  • If we have to pay any costs because you have not kept to your responsibilities, we will charge you for the costs. This applies even if the loss or damage was accidental.
