Estate Services

Estate Services has responsibility for the following core areas of estate management.

» Cleaning

The Trust provides a weekly cleaning service to 337 blocks of flats and 30 sheltered housing schemes, incorporating 3,300 units of accommodation. We clean communal areas, both internally and externally, including high-level communal external window cleaning and the cleaning of laundries

» Grounds maintenance

A partnering contract incorporates grass cutting, borders, shrubs and hedge maintenance, the collection of litter and leaf clearance.

» Bulk refuse and fly-tipping

We remove approximately 2,000 tons of bulk household rubbish per annum dumped on our land and in bin rooms. We also deal with fly-tipping and sweeping paths and garage areas.

» Recycling

We actively promote recycling to residents and encourage more recycling through greater provision of facilities.

» Trees

We manage a considerable amount of green space, including the maintenance of a significant number of trees.

» Abandoned vehicles

The Trust works very closely with Bath & North East Somerset Council Enforcement Officers in the removal of abandoned vehicles.

Service Charge administration

The Trust has recently introduced variable service charges in the rents and this has required us to obtain actual costing of services provided on a block-by-block basis. The same procedure is used for leaseholder annual service charges.

Estate inspections

Estate Officers survey of all our estates to provide information on the overall condition and provide data in conjunction with possible insurance claims.

Play areas

The Trust is responsible for 21 play areas in and around the city. These are leased from Bath & North East Somerset Council and we have an agreement with the council for maintaining the equipment.
