Cleaning

Three contractors operate partnering agreements in four geographical contract areas to undertake cleaning work.

We have recently set up a system where each contractor carries out quality inspection of their work and provides monthly returns.

The way the Trust operates its cleaning programme follows a cleaning review by residents and staff in 2000. The Cleaning Group has remained as a working group to monitor the progress of the cleaning contracts and has now developed into the Better Spaces and Grounds Maintenance Monitoring Group. The work of the group has been invaluable in improving the service we provide to residents.

The cleaning standards we are trying to achieve

  • All communal areas will be maintained to a clean standard.
  • All accessible surfaces will be free from rubbish, debris, dust, cobwebs, marks or ingrained dirt.
  • Staining will be removed, where possible, using appropriate materials.

How often is the cleaning done?

  • All internal communal areas, including bin rooms, refuse chutes and lifts are cleaned at least weekly.
  • External areas in the immediate vicinity of the flats are cleaned at least weekly.
  • The cleaning contractor removes graffiti in these areas.
  • Communal windows are cleaned internally at least monthly.
  • Communal windows externally are cleaned twice a year.
  • Specific demands in an area may mean we have to carry out cleaning work more frequently.
  • The 3 contractors monitor the quality of cleaning within their contract area and score the standard of cleaning using the same criteria as Better Spaces Officers and residents.
  • The 4 Better Spaces Officers provide an overview of the cleanliness of their area and also score the standard of cleaning.
  • The Sheltered Housing Officers inspect their sites weekly and report back on the condition of communal areas.
