Major works

We are committed to providing homes that are safe and meet currently acceptable standards for comfort, appearance and performance. 

In order to achieve this, repairs to all our properties are carried out through the responsive repairs call centre and every property is redecorated on a five-year cycle or as required.

In addition, components are renewed through the major works programme:

  • as they become defective;
  • to meet statutory requirements; or
  • to meet current standards expected of a modern property.

During the financial year beginning 1st April 2008, the following works are planned:

  • Redecoration of external and communal areas of blocks of flats, planned for 2008.
  • Redecoration of the external parts of houses requiring redecoration, planned for 2008.
  • Renewal of old and inefficient heating systems.
  • Renewal of gas boilers that have reached the end of their life.
  • Refurbishment of kitchens and bathrooms where they have reached the end of their lifecycle of 20 and 30 years respectively.
  • Installation of double-glazed windows to properties with single glazing and subject to local authority planning approval.
  • Cavity wall and loft insulation where there is none installed or where loft insulation is less than 250mm.
  • Pitched and flat roof renewals where roofs leak or have reached the end of their life expectancy.
  • Electrical rewiring as part of kitchen and bathroom refurbishment.

Please note that not all properties requiring work will be included in the 2008 major works programme.
