Major works programme 2011-15

Every year, we spend around £11 million carrying out major improvements to our tenants’ homes.

We have set out our plans for the next five years based on a 20% stock survey and the information we hold about the age and condition of major elements such as doors, windows, heating, kitchens, bathrooms and electric systems.

We will inspect your home before the work starts and tell you exactly what needs doing so that your home continues to meet the Somer Home Standard. If any item does not meet the Standard, we will repair or replace it as necessary.

We keep the Major Works Programme under review to make sure that we keep up to date with standards and government initiatives which might save us – and you - money.

We will write to you if we change the plans. Some residents decide not to take up our offer of improvements, which means that we can improve other properties sooner than we expect. In the same way, we sometimes come across unexpected work, which can mean that we have to postpone part of a year’s programme to the following year.

We will always contact you in good time before we do any major work to your home, so you have time to decide what you want, and to make any arrangements for your own comfort while works are in progress.
